2,500 homes with no cost to government

The Charmhaven community precinct has unveiled plans to deliver over 2,500 new homes without any cost to the State Government for additional infrastructure.

In a move expected to redefine how large-scale developments are concepted, Charmhaven’s project will integrate vital services like water, power, and transport into the precinct’s design from the outset. Currently the project benefits from key infrastructure, which allows for expedited delivery of housing and does not rely on government funding. This ensures that the government won’t need to allocate additional funds for infrastructure upgrades—a model that could become a benchmark for future developments.

Florian Caillon, Head of Acquisitions for Charmhaven Development said this represents a significant opportunity for State Government to capitalise on a project that can deliver over one-quarter of the housing targets without the need of government stimulus.

“We’ve designed the Charmhaven precinct to be self-sufficient from the start, which means the infrastructure required for these 2,500 homes is built into the plan from day one,” Caillon said. “This reduces the financial burden on the government while ensuring the community has everything it needs to thrive, from essential utilities to transportation links,” Florian said.

The project is expected to attract a diverse range of residents, thanks to its focus on affordability and lifestyle. The inclusion of integrated infrastructure means the precinct can offer housing options that are accessible while maintaining quality and sustainability standards.
